The developer managing the £2.7 million refurbishment of the former Spring House in Manchester’s Central Business District has just secured a final significant let of its speculative development in the Leeds Enterprise Zone.

Wilton Developments has secured a tenant for its remaining unit at its £8 million Connex 45 development, with Perspex Distribution Ltd taking the entire Connex 30 unit at £5.75 per sq ft, joining Fed Ex at this flagship site.

Wilton has also now started on the delivery of a full remodel of its seven-storey, 26,000 sq ft building at 42-44 Fountain Street, Manchester; redeveloping the ground floor for restaurant use and creating a new glass fronted two-storey height atrium as a reception to the six floors of high quality ‘best in class’ office suites.

Jason Stowe, Managing Director for Wilton Developments, says: “This is our first city centre project in Manchester and follows on the heels of a number of successful award winning developments and recent deals in Leeds.

“We are keen to continue investing in the regions and believe the northern powerhouse offers exceptional opportunities. At Fountain Street, we are delivering prime business space of a very high standard which we hope will be considered ‘best in class’.

“In this prominent location, at a time when the occupier market is in such good shape, I’m confident we will secure strong tenant interest before the development completes this summer.”

Manchester based interior space specialist, Ardmac, has been appointed to undertake the contract. Wilton has worked with Manchester City Council to retain some features of the original building, including the columns at the buildings entrance, and Manchester practice OBI has provided design advice.

Pudney Shuttleworth will market the ground floor restaurant opportunities. The office agent for the development is Manchester Office specialist, OBI Property.
