Following significant national and international demand, the McGoff Group has released for sale the final phase of apartments at Downtown; its flagship residential scheme on the banks of the River Irwell, on the Salford and Manchester border.
Just 75 apartments remain at this exclusive waterside development, which sets new standards for city living with its impressive riverside location and host of Manhattan-inspired hotel-style services and high end facilities.
Released early to capitalise on demand, the final phase at Downtown is known as the Alchemy, highlighting its stunning exterior that has been cloaked with a façade of gold coloured panels.
It comprises a bespoke collection of superior two bedroom apartments, all of which boast exceptional open-plan kitchen, dining and living areas and spacious double bedrooms with en suites. Fully glazed floor-to-ceiling windows maximise natural light and make the most of the fabulous river and city views, and some apartments have beautiful terraces providing residents with their own private outside space.
Architecturally designed, the 14 floor statement Alchemy tower is home to Downtown’s stunning lobby, 24 hour concierge and dry and cold storage rooms for deliveries. All of the development’s facilities are located here, including the state-of-the-art gym and fitness centre, business suite, postal centre, private dining room and media room. Alchemy even boasts its own rooftop terrace with stylish chill out areas that can been booked for barbecues and functions, and a private and secure landscaped garden in which residents can relax.
Situated on a premier location on the development, close to the Metrolink station at Cornbrook and pedestrianised footbridge to Castlefield and Spinningfields, residents can be in Manchester city centre in just a five minute walk.
Exceeding all expectations, Downtown has been an incredible success for the McGoff Group. In demand from investors overseas taking advantage of the weak pound and those in the UK, 60% of the development was forward sold off-plan before work commenced on site and a further circa 80 apartments were sold during the first six months of build.
With its iconic design and premier location overlooking the river, combined with the McGoff Group’s commitment to improving the quality of accommodation within the buy-to-let and rental sector, this final phase is not expected to remain on the market for long.
Director at The McGoff Group, Chris McGoff, commented: “With a large percentage of the development sold before the first brick was even laid and purchasers from all over the world interested in Downtown, it made sense to release the final properties earlier than planned. Reservations are already being taken and I envisage all apartments at the Alchemy to be sold in the next two or three months.”
Managing Partner at Alliance Investments, the sales arm of Property Alliance Group, Matthew Jay, said: “The positive response to Downtown from both UK and international property investors has been incredible. There is a real confidence in Manchester, not only as the UK’s second city but as a globally-recognised destination in its own right and this is contributing to a renewed property boom. With The Alchemy, the McGoff Group really has saved the best until last and this is the final opportunity to be part of the developing story of this iconic new landmark that will result in the creation of a dynamic new urban community on the Manchester and Salford border.”
Designed to meet the needs of an increasingly aspirational residential community, Downtown is set to become Manchester’s most exclusive waterside residence. Construction is well underway at the development with phase one due to complete on target towards the end of 2018, and phase two shortly after that.
Success has been achieved working in partnership with Manchester-based law firm Fieldfisher, Alliance Investments, the sales arm of Manchester developer Property Alliance Group, and property finance specialist Wellesley Finance. Fieldfisher worked on the project from inception to site acquisition involving lawyers from its real estate, planning, banking and construction teams across all UK offices, and Wellesley Finance provided the McGoff Group with a £39.9m funding facility to deliver the scheme.
